Queens Riverside celebrates two significant milestones - October 2011

Frasers Property’s ‘Queens Riverside’ precinct celebrated two important milestones last week, with the ceremonial “topping out” of its Fraser Suites Perth hotel and the launch of sales in its spectacular Qlll apartment building.

The prominent 15,300 square metre site at the eastern end of Adelaide Terrace, within the East Perth Riverside re-development zone, will eventually accommodate 408 luxury apartments in three buildings and Fraser Suites Perth, a 236 room serviced residence operated under the global Frasers Hospitality brand.

The topping out ceremony on the Fraser Suites Perth hotel building is a ceremonial event staged by the developer, Frasers Property Australia, and its builder, Diploma Construction, to mark the completion of the overall structure of the building.

The ceremony was attended by the Western Australian Minister for Planning, Hon. John Day, and the Group CEO of Frasers Centrepoint Limited, Mr Ee Seng Lim, who travelled to Perth from Singapore for the occasion.

“I congratulate Diploma and Frasers Hospitality for the topping out of Fraser Suites Perth,” said Mr Lim.

“Today marks a significant milestone for us. The topping-out of a development signifies the end of one phase, and the start of the count-down to the opening, which we hope will take place in the third quarter of 2012,” he said.

Fraser Suites Perth will be the first Gold Standard serviced residences to be built in the area in more than 14 years and the third serviced residence in Australia managed by Frasers Hospitality.

Frasers and Sekisui House sign $550m finance loan - October 2011

Frasers Property Australia Pty Ltd (Frasers), together with joint venture partner Sekisui House Australia Holdings Pty Limited (Sekisui House) have signed loan documents for a $550 million syndicated debt facility from Australia and New Zealand Banking Group (ANZ) and The Bank of Tokyo-Mitsubishi UFJ, Ltd. (BTMU) to fund development of the 5.8 hectare mixed-use Central Park development in central Sydney.

The $550 million loan agreement, one of the largest development facilities agreed in Australia post-GFC, is to fund the construction of approximately 1,400 apartments across five residential towers and a 16,700 square metre multi-level retail centre at Central Park development.

Frasers Property Australia CEO, Mr Guy Pahor, said “The loan agreement represents a major milestone in the development of Central Park and demonstrates ANZ and BTMU’s commitment to working with the joint venture partnership to deliver a world-class project in Central Park”.

Since acquiring the site in June 2007, Frasers has funded all development costs internally, backed by its Singapore public-listed parent company Fraser and Neave, Limited.

Sekisui House Limited Chief Manager, Mr Toru Ishii, said “BTMU have been supporting Sekisui House in Japan for many years and we are pleased to have been able to extend this relationship to the development of the Central Park project and our partnership with Frasers in Australia”.

ANZ’s Steven Bougoukas said he was pleased to be part of such an innovative development as Central Park and to be able to extend the relationship with Frasers.

“We have worked with Frasers previously in the financing of the Foster + Partners designed Lumiere Residences and Frasers Suites in central Sydney and are delighted to partner with them again, along with joint venture partner Sekisui House, in the development of Central Park”, said Mr Bougoukas.

Frasers appoints Watpac to build Park Lane - September 2011

Frasers Property Australia has appointed Watpac Limited’s Construction Division to build the next residential stage of its significant $2billion Central Park development in Sydney’s southern CBD, known as Park Lane.

The $240million project comprises three separate towers ranging from nine to 28 levels which, when complete, will deliver a further 780 apartments and additional retail space to the precinct.

Watpac is currently undertaking the first stage of the project in the construction of the Jean-Nouvel designed One Central Park and this negotiated additional work takes construction value of the project to date to almost $600million.

Frasers Property Australia CEO Guy Pahor said today’s additional construction agreement with Watpac Limited consolidates Frasers’ confidence in the company’s ability to deliver on Frasers’ vision in creating a world-calibre, urban renewal precinct for the city of Sydney.

Central Park joint venture announced - July 2011

Frasers Property Australia has announced it has yesterday entered into a joint venture and related agreements with listed Japanese construction company Sekisui House Australia Holdings Pty Ltd to equally and jointly develop the high profile, $2 billion, mixed-use Central Park development in central Sydney.

Frasers Property Australia’s Singapore-based parent company, Frasers Centrepoint Limited, is currently involved in similar joint ventures with Sekisui House Limited on other projects in Singapore and this joint venture represents an extension of that relationship into Australia. Sekisui House Australia Holdings Pty Limited is a 100% subsidiary of Sekisui House Limited, which was founded in 1960 and is Japan’s leading housing construction company, having recently completed its two millionth home.

Sales for Sekisui House Australia totaled 1,488 billion yen (AUD$17.5 billion) last year and the company has a current market cap of 541 billion yen (AUD$6.76 billion).

Under the terms of the joint venture, which is expected to be finalised by mid-July, Frasers will continue as Development Manager, Project Manager and Sales and Marketing Manager for the project, to continue to realise the original vision for Central Park.

Frasers Property Australia CEO Mr Guy Pahor says that the joint venture will allow Frasers to recycle capital into other development opportunities in line with the company’s strategic growth objectives.

“We are delighted to announce the joint venture with Sekisui House, which has an outstanding reputation in Japan and is a company which mirrors Frasers’ commitment to delivering world-leading, sustainable and innovative urban developments,” Mr Pahor said.

Frasers supports the Sydney Better Building Partnership - June 2011

Frasers Property Australia’s CEO Guy Pahor will today join 13 major corporations in signing an historic agreement with the City of Sydney to cut carbon emissions and improve the sustainability of buildings in the nation’s largest CBD.

The Sydney Better Buildings Partnership (BBP) is an alliance of the City of Sydney and 14 major organisations, which collectively own nearly 60 per cent of Sydney’s CBD office space. The initiative seeks to encourage companies to work toward the city’s 2030 Sustainable Sydney plan.

Lord Mayor Clover Moore MP said it’s the first time major property owners in Australia have come together to develop energy, water and waste systems to improve environmental performance precinct-wide.

“Sydney is the most power hungry geographical area in the country and buildings produce nearly a quarter of Australia’s greenhouse gas emissions, so buildings that use less energy and water and produce less waste will help in the fight against climate change,” the Lord Mayor said.

Foundation members will today sign a memorandum of understanding with the City of Sydney to reduce carbon emissions from their buildings, helping the City cut 70 per cent of carbon emissions by 2030 (on 2006 levels).

The 14 founding member organisations include Frasers Property, AMP Capital Investors, Brookfield Office Properties Australia, Charter Hall, Colonial First State Property Global Asset Management, DEXUS, GPT Group, Investa Property Group, Lend Lease, Mirvac, Stockland, the University of Sydney, the University of Technology Sydney and the City of Sydney.

Trio wins award for its vertical garden - May 2011

Trio’s spectacular vertical garden, designed by Patrick Blanc and maintained by Phillip Johnson Landscapes, has won the industry’s highest award for Commercial Landscaping at the Australian Landscape Excellence Awards held in Sydney on 14 May 2011.

Phillip Johnson Landscapes was presented with the award for the maintenance of the 33 metre high green wall which is populated with native Australian plants and adorns Trio’s north tower in Camperdown.

Frasers Property Australia commissioned Patrick Blanc, the original creator of the vertical garden concept, to create the green wall for Trio and Frasers will also work with the botanist ‘Central Park’ in Sydney’s downtown.

Frasers Property Australia CEO Mr Guy Pahor said that the developer was delighted to be working with Phillip Johnson Landscapes in maintaining a high standard of ongoing care to Trio’s vertical garden.

“The team at Phillip Johnson have been specifically approved by Mr Blanc to maintain his creation and this award serves to recognise their dedication in doing this,” Mr Pahor said.

Phillip Johnson Landscapes was applauded by the judges for having created innovative maintenance systems which set new global benchmarks in the field. The company’s maintenance of Trio’s green wall was described as the most remarkable and challenging maintenance project in the Australian industry to date.

Trio applauded at UDIA National Awards for Excellence - April 2011

Sydney – 20 April 2011 – Frasers Property Australia’s multi-award-winning ‘Trio’ development in Camperdown has been acknowledged in the 2011 Urban Development Institute of Australia’s National Awards for Excellence, winning the High Density category.

Judges of this year’s awards described Trio as “an extremely impressive development of almost 400 apartments situated in Sydney’s Inner West.”

“Frasers Property Australia has delivered a richly articulated 'collage' façade, concealing and defining highly functional loggias. Some of Trio’s impressive features include its daily changing ‘face’, a 33m ‘living wall’ and the inclusion of a ‘loggia’ for all apartments. A truly inspiring development which is utterly deserving of this award,” the judges commented.

Frasers Property Australia CEO Guy Pahor said that the developer was very pleased to receive such a highly regarded accolade for its Camperdown development, which was completed by Watpac in September 2009.

“Frasers is immensely proud of its Trio complex which has been a landmark project for Sydney’s inner west that has been recognised on many occasions in the property industry for its excellent standard in design and architectural integrity.”

‘Central’ retail set to revolutionise downtown Sydney - March 2011

Frasers Property Australia has now unveiled ‘Central’, the first 16,000 sqm retail offering at its $2 billion Central Park development in downtown Sydney. Central will bring an international flavour to the southern CBD that will be reminiscent of the experiential retailers and stores of Asia’s global cities.

Central will span six levels and will be situated on Broadway, within the podium of the ‘One Central Park’ residential towers. The retail spaces have been conceptualised by The Buchan Group while Jean Nouvel’s design for One Central Park brings a rare international calibre of architecture to this retail environment.

Nathan Clark, National Director Retail and Hilton Hedley, Director Retail, both of Colliers International, will undertake the competitive retail leasing campaign for Central, having been involved in retail concepting for the precinct since 2009. With 8000 residents and workers based within Central Park and 100,000 students within a 2km catchment, Central is in demand from retailers keen to position themselves for growth.

Mr Clark said that Central will veer right away from the conventional large shopping centre format to provide shoppers with youth focused, 18 hour trading which will offer a blend of gourmet groceries and streetwise fashion, along with future-focused electronics, entertainment and dining as well as urban wellbeing.

Construction commenced in December 2010 and Central is expected to officially open to shoppers in April 2013.

Trio shortlisted for Dulux Colour Awards 2011 - March 2011

Frasers ‘Trio’ residential development in Camperdown has been shortlisted for the Dulux Colour Awards 2011 in both the interior and exterior categories, with the winners to be announced 30 March 2011 in Sydney.

The three building complex has always been regarded as a striking addition to Camperdown and Frasers Property Australia CEO Guy Pahor said the company was very pleased that the bold colour schemes have been recognised.

Trio was designed by Fender Katsalidas Architects, and Project Director Richard Weinman said that the unique façade colours and finishes were a deliberate exercise in avoiding the ‘standard’ combination of colours and finishes prevalent in the area.

“In particular, with the featured twin blue colours, a unique set of colours were fingerprinted from classic car marquees. Originally the light blue was developed for Maserati and the dark blue for Land Rover,” he said.

“We saw an opportunity for Trio to become an urban marker. Trio acts as a demonstration of the successful application of a non-standard, yet measured, approach to colour and material selection, particularly in respect to façade.”

Changes to senior management team at Frasers Property Australia - January 2011

Frasers Property Australia’s Board of Directors has announced several changes to the senior management team in Australia and New Zealand, with Mr Guy Pahor to assume leadership of the business in Australia as the new CEO.

From 1 February 2011, current CEO Dr Stanley Quek will become Chairman of the Frasers Property Australia Board, where he will continue to contribute to the strategic direction of the business. Mr Nicholas Wolff remains the company’s Chief Operating Officer.

Frasers Property Australia is in an expansionary mode, with the $2 billion Central Park site now under construction and the developer having recently acquired the Royal Rehab site in Ryde. Frasers has an increasingly diversified portfolio encompassing residential high rise, house and land packages, retail and commercial products.

Mr Pahor has over 25 years of experience in the property industry within Australia, UK and the USA. He has worked extensively in property development, project management, funds management and project finance, with a strong track record in delivering large scale residential, commercial, retail and mixed-use projects.

Trio’s vertical garden wins two awards - December 2010

Frasers’ Trio apartments in Sydney’s Camperdown has won the ’Commercial Landscape Construction Built Environment Award’ and the ’Landscape Management and Maintenance Award’ at the 2010 Victorian Landscape Awards for its 33m tall vertical garden designed by French botanist and artist, Patrick Blanc. Trio’s vertical garden was constructed and is maintained by Melbourne landscaper, Phillip Johnson Sustainable Landscapes, which dazzled judges for the level of complexity and construction difficulty not seen before in Australia.

Trio’s vertical garden is one of two of Blanc’s living artworks in Australia - Frasers has also commissioned the artist to design vertical gardens across the facades of One Central Park, part of its $2 billion Central Park development in Sydney’s Chippendale.

Watpac wins One Central Park construction contract

Watpac Limited’s Construction division has been awarded the $353 million construction contract to deliver the prestigious ‘One Central Park’ residential and retail buildings in Sydney for Frasers Property Australia.

The contract is believed to be the largest contract of its kind to be signed on a residential project in Sydney for many years.

One Central Park is the landmark first residential stage of the $2 billion Central Park precinct in downtown Sydney. As a new urban village located at the western gateway to the CBD, the completed Central Park precinct will comprise residential, retail, and commercial space.

The East tower at One Central Park will comprise 33 storeys, while the West tower will be 16 storeys high, delivering 623 residential units above a five-level retail and recreation podium, The complex will also include a further five levels of basement car parking to cater for 1,200 vehicles.

The contract to build One Central Park is expected to generate approximately 700 construction jobs from the commencement of construction in December 2010 through to completion in 2013.

The development was designed by Jean Nouvel of Ateliers Jean Nouvel and will aim to achieve minimum 5 Star Green Star ratings for design and building under both the Multi Unit Residential v1 and Retail Centre v1 Green Building Council of Australia rating systems.

Richard Johnson’s Central Park buildings approved

Frasers has received planning approval for the second residential stage at the $2billion Central Park development in Sydney’s Downtown CBD.

The NSW Planning Minister, the Hon Tony Kelly, has now granted planning approval for two buildings designed by Richard Johnson of Johnson Pilton Walker.

The Richard Johnson-designed buildings (as yet un-named) are situated along the eastern edge of Central Park’s main park and have an end value of approximately $310 million.

Richard Johnson is a multi-award winning Sydney-based architect who has designed public monuments such as the Canberra National Portrait Gallery and the Asian wing of the Art Gallery of NSW.

The newly-approved buildings feature theatrical facades and abundant landscape on both horizontal and vertical surfaces. The unique facades are composed of sliding glass screens of various sizes, colours and textures – presenting a lively and ever-changing face to the park, and concealing functional loggias spaces.

The Richard Johnson buildings will be released for sale in the second quarter of 2011.


Frasers sponsors INDEX 2010 - November 2010

Frasers Property Australia has signed on as a principal sponsor of INDEX 2010, the end of year exhibition and forum for the UTS School of Architecture.

From November, a warehouse at 50 Kensington Street, within the Central Park development site, will be used by the UTS School of Architecture as a temporary work space for students to complete intensive model making and design workshops. It will also be used throughout the year for one-off evening exhibitions and events, including INDEX 2010.

The INDEX 2010 event, held on 2-3 December, will extend across several spaces on Kensington Street including FraserStudios and The Clare Hotel – with the street to close to traffic and open up for public viewings on December 2nd.

UTS already makes use of FraserStudios – visual and performing arts studios initiated and supported by Frasers – to host fashion, design and architecture events and will occupy the new warehouse under a ‘mates rates’ lease as part of Frasers’ policy of activating otherwise disused properties within the Central Park site prior to commencement of construction.

Frasers looks forward to welcoming UTS into Kensington Street where they’ll join a community of artists at FraserStudios, gardeners at the Chippendale Food Co-op, model-makers at 44 No More and recent occupants Reef Knot and Underbelly Arts Festival.


Coast Papamoa Beach wins timber design award - October 2010

Coast Papamoa Beach’s striking sales pavilion has won the hotly contested ‘People’s Choice Award’ in the national 2010 NZ Wood Timber Awards, beating out 42 other entries from around New Zealand.

The award recognises excellence in the use of our most renewable building material and was won after the shortlist of entries was put to a public vote.

Designed by Ambienti Architects as the centrepiece of Coast Papamoa Beach, the sales pavilion truly sets the tone for the whole community, with a durable appearance that blends in perfectly with the surrounding beach environment.

The award was presented at a gala evening at Te Papa in Wellington on 11 October 2010.

AbaF award for FraserStudios - October 2010

Frasers Property Australia, together with arts partner Queen Street Studio, has won the national Encouragement Award at this year’s Australian Business Arts Foundations (AbaF) 2010 Awards held in Sydney on 21 October 2010.

The accolade was awarded in recognition of the FraserStudios project which involves the conversion of otherwise vacant properties within Frasers’ ‘Central Park’ site into visual performing arts studio. The Encouragement Award recognises companies embarking on their first significant arts partnership.

An innovative idea pioneered by Frasers, FraserStudios has been in place since September 2008 and offers residencies for local visual and performing artists, subsidised rehearsal space and a program of professional development workshops. Innumerable exhibitions, performances and events have now been held within FraserStudios, creatively activating an otherwise derelict collection of buildings, to the great benefit Sydney’s creative community and local residents.


Simply the Best - more awards for Frasers Landing - October 2010

Frasers Landing has been recognised by the Housing Industry Association and the Landscape Industries Association in their respective annual awards.

Frasers Landing’s outstanding ‘Atrium’ design won two awards, the Small Lot Housing Project in its price range and the overall award for Small Lot Housing Project of the Year. Atrium was also a finalist in the prestigious HIA (Pert) Home of the Year award. The popular ‘Courtyard’ design also won the HIA Small Lot Housing Project award in its price range.

Frasers Landing project director David Russell said the awards were recognition of the overall quality of the project and the work of architect Barry Small and Frasers’ team of international designers.

The HIA (WA) also selected the Atrium and Tree House designs, available exclusive at Frasers Landing, as finalists for Best Kitchen in a Display Home. Both designs feature the same quality fittings and design elements offered in all Frasers Homes.

In July, The Landscape Industries Association (WA) Awards of Excellence recognised the Frasers Landing entry statement, delivered by Sheoaks Landscapes, as the most outstanding commercial/civil project valued between $400,000 and $1-million.

FraserStudios wins AbaF Award - September 2010

Frasers Property and arts partner Queen Street Studio have received more accolades for the FraserStudios arts project. The project received Best Practice in Arts Partnering recognition at this year’s Australian Business Arts Foundation Awards, and is a finalist in the National Awards to be announced in October.

Frasers initiated the FraserStudios project in September 2008 and partnered with Queen Street Studio to transform three otherwise vacant warehouses within the Central Park development site into a community arts space providing free visual and performing arts residencies and subsidised rehearsal space. Over 6000 performers have used the rehearsal space so far, and 90 visual artists have now had free three month residencies at FraserStudios. It’s a project Frasers is very proud of, which perfectly expresses the future creative community of Central Park.

Trio clocks up another award - August 2010

Frasers Property Australia’s successful ‘Trio’ development in Camperdown has won the keenly contested High Density Design category at the 2010 NSW Urban Development Institute of Australia Awards held in Sydney on Friday 20 August.

UDIA judges applauded the development’s “big, bold and brave” design, which was the brainchild of Architect Karl Fender, who was determined to create an intimate and highly personal character for Trio despite its grand scale. The end result included cladding the façade in operable louvres and adopting a colour palette of bold blues fingerprinted from classic car marques.

Trio’s richly detailed façade is an exercise in large scale urban graphics, enhanced with a 33m ‘living green wall’ by Patrick Blanc. Brilliantly coloured and grand in scale, the complex is the final stage of the well-established City Quarter precinct and offers a constantly evolving, lushly detailed, human-scale experience, relished by its residents.

Approval granted for first stages of Central Park | July 2010

Frasers Property has now received approval of Project Applications for the first residential and commercial stages at Central Park, on Broadway.

Approval was granted by the NSW Planning Minister following extensive consultation between the public, the City of Sydney and the NSW Department of Planning.

    The Project Applications (PAs) now approved are for:
  • Two residential towers designed by Ateliers Jean Nouvel, containing around 600 apartments, above a five-level retail podium, located on Broadway.
  • Commercial campus designed by Foster + Partners, comprising 68,000sqm, on the corner of Broadway and Abercrombie Street on Broadway.
  • Excavation and basement works.

Frasers will commence construction of the Ateliers Jean Nouvel residential towers by the end of the year, having called for construction tenders last week. An exclusive sales campaign will commence within weeks.

Ryde

Frasers has purchased a portion of Royal Rehabilitation Centre Sydney’s land on the border of Putney and Ryde, and intends to create a new residential community based on the existing approved concept plan for the site. The sale allows Royal Rehab to create a purpose built, state-of-the-art specialist rehabilitation, disability and research facility for the people of New South Wales.

Frasers Property Australia’s Managing Director, Dr Stanley Quek, announced the sale.

“In line with the approved concept plan, Frasers will make a substantial investment in the Putney area. We will create a residential community in a landscaped, open space setting, with significant, publicly available community facilities such as sport and recreation facilities, a childcare centre and a community meeting room.

“Nearly 20 percent of the site will be publicly available open space, including a large park,” Dr Quek said.

Frasers has purchased 13.7 hectares of the 18 hectare site, which is located 12kms North West of the Sydney CBD on the border of Ryde and Putney, accessible via Victoria Road, Charles Street and Morrison Street. Frasers will now begin preparing designs and planning applications, with sales expected to commence in early 2011. Work on the public parkland will begin within 3 months.

Central Park

Frasers Property has received the green light from the NSW Department of Planning to commence work on a $4 million 6,500 sqm public park within its $2 billion re-development of the Carlton and United Brewery site in Chippendale.

At the same time, Frasers has announced that the 5.8 hectare mixed-use precinct will now be known as ’Central Park’.

Central Park is the largest urban renewal project currently underway in Sydney. With demolition and site preparation now complete, construction of the main park and infrastructure – including roads, footpaths and traffic lights - will now commence immediately.

Key features of the park are likely to include a prominent water feature in the centre of the park, a generous pedestrian boulevard, public artwork, extensive seating and a cycle route through the centre of the park which will stretch from Balfour Street to Broadway and on to Jones Street. The park is due for completion within 12 months, at which time it will be open to the public while work continues elsewhere.

The NSW Premier, Kristina Keneally, and Planning Minister Tony Kelly, announced the approval of the park and infrastructure works on-site on 10th February.
