First 6 Star Green Star rating for an industrial project

A supersite in Victoria’s Truganina suburb has received a 6 Star Green Star As Built v1.1 rating from the Green Building Council of Australia (GBCA).

Truganina – Melbourne – 6 October 2017 – A supersite in Victoria’s Truganina suburb, developed and managed by Frasers Property Australia (Frasers Property), and owned by Frasers Logistics & Industrial Trust, has received a 6 Star Green Star As Built v1.1 rating from the Green Building Council of Australia (GBCA).

The supersite, located at 38A Efficient Drive in West Park Industrial Estate is the first industrial project in Australia to achieve this rating. It was purpose-built for Ceva Logistics and comprises 74,546 sqm.

Several initiatives – from the full lifecycle assessment to the education of contractors on site – are leading edge and will drive market transformation throughout the industrial sector,” said GBCA’s Chief Executive Officer Romilly Madew.

Key sustainability features of the supersite include:

  • 300Kw Solar PV system, which has resulted in a 25 per cent cost saving on energy since the operation began.
  • High efficient LED lighting and daylight controls throughout, saving 22 per cent in operational energy costs.
  • Rainwater collection and reuse system which feeds the landscape irrigation and toilet flushing.
  • Active transport facilities including bike racks, showers and lockers for staff.
  • A whole life cycle assessment of the embodied carbon was completed, which allowed Frasers Property to make design changes to reduce embodied carbon by 71 per cent.

Frasers Property has transacted eight existing and new buildings with Ceva Logistics in Victoria, New South Wales and Queensland over the past five years. In addition to the super site, two new purpose-built premises in Melbourne will also target 6 Star Green Star ratings.

Frasers Property has developed and owns over 1,200,000 sqm of office and industrial buildings that are certified or registered under the GBCA’s Green Star rating system. The company has achieved Australia’s first Green Star Performance (Operational) rating for its portfolio and is committed to delivering a minimum 5 Star Green Star rating on all new industrial developments that are to be retained by the group.
