The purchasing decision and long-term investment plans for The Waterfront, Shell Cove, property owner and retired Sydney architect Jock Robertson and his office manager wife Carol were as crystal clear as the harbour their spacious new apartment overlooks.
“We were keen to acquire an apartment in Shell Cove, as we are of the opinion that the area has excellent growth potential and provides attractive amenities,” Jock says. “We’d like to be able to use the apartment as a weekender residence and holiday house for six months of the year, and rent for the other six months,” he adds. “That way, we derive a benefit for our family’s use, receive income, which covers outgoing costs for the year, and obtain capital growth in the long term. It’s a win-win arrangement!”
When the couple bought a three-bedroom apartment in the Nautilus precinct in February 2021, the development features and regional drawcards also sold themselves, says Jock.
“We purchased the apartment, with views to the north and overlooking the harbour, which offered the perfect orientation and the amenity of three bedrooms with double frontage, allowing for cross-ventilation of the apartment,” he says.
For now, the couple are keen to move in as soon as possible, but are awaiting completion of the Nautilus complex — which is expected in late 2022.
From a lifestyle, development and regional perspective, Shell Cove fulfilled every need and aspiration.
“Frasers Property and Shellharbour Council have created a desirable development, which offers a quality lifestyle with well-considered facilities that we consider ideal for our needs,” Jock enthuses.
“The Kiama region and surroundings offer fantastic ‘get away from it all’ amenity, within reasonable driving distance from Sydney.”
This desirable outcome extends to the property journey for the Robertsons when buying from Frasers Property Australia. A sense of quality and service offerings were standouts of their purchasing experience.
“Frasers Property are clearly able to identify features in a region and development that will appeal to customers desiring a quality product that has a point of difference to what the market offers,” Jock says. “Not many companies have the resources and objectives to provide the standard of considered development that Shell Cove represents,” he adds.
“The marketing tools provided and ability to remove uncertainty through the use of immersive technology (balcony outlook views) was a first for us to experience and guided our selection positively.”
As semi retirees and ‘empty nesters’, the Robertsons’ purchase plans also encompassed visons of the property as a complete-retirement base. “It is definitely a possible place for us to fully retire to, when we get tired of living in Sydney,” Jock says.
While increasing demand for rentals in the Shell Cove region is attractive, this factor was viewed as elementary and did not influence the couple’s purchasing decision.
“We do intend leasing for six months of the year, as a furnished apartment,” Jock says. “We are not aware of the rental returns that could be expected, as I imagine when the building is completed, Shell Cove will be fully established and the current returns may in all likelihood be exceeded.”
But the Robertsons’ immediate focus is in on full completion of their Shell Cove apartment for personal enjoyment, rather than income-based benefits.
“The returns are not really an issue for us and certainly didn’t influence our decision to purchase.”
The Waterfront, Shell Cove is a masterplanned community surrounded by beaches, parks and wetlands but close to schools, transport and major centres.
A focal point will be the 270-berth boat harbour and Shellharbour Marina next to the lively town centre, featuring a retail precinct anchored by a Woolworths supermarket and specialty shops, restaurants on the marina’s edge, waterfront tavern, hotel, children’s beach, water play areas, library and community centre.
