Shell Cove Construction Update - Nautilus Apartments

Welcome to the latest Construction Update.

We’re excited to keep you informed about how the project is progressing, give you insights into the construction process and ensure you’re up to date with the development of your new community.

We are thrilled to share the latest updates on the ongoing construction progress.


Podium & Pool status

Building A: The rooftop screens have been delivered, and the team is diligently working on waterproofing, drainage cells, and ballast installations for Level 6 (Roof). Plasters are set, and sanding has begun on Level 5, preparing for the painters to apply their initial coats. Level 4's floor preparation is complete, awaiting the imminent installation of kitchens. Wet area membranes have been initiated on Level 3, ensuring excellent water protection. Timber flooring installation has commenced on Level 2, along with the completion of membranes. The elegant touch of wet area tiles has started on Level 1. On the Ground Floor (GF), service fit-offs and appliance installations are well underway for future residents.


Roof top garden and Gym status

Building B: Level 4 (Roof) waterproofing of raised beds is underway, with the installation of rooftop plant and equipment progressing steadily. Level 3 is now adding finishing touches with apartment skirtings and initial service fit-offs. On Level 2, service initial fit-offs have begun for added convenience and functionality. Level 1 continues with wet area tile installations to maintain consistency and quality throughout the building. At the Ground Floor (GF), service final fit-offs and appliance installations are underway, bringing us closer to completing these units. Additionally, the footpath verge works have commenced, enhancing the outdoor landscape and creating a pleasant environment.


Building B kitchen benchtops and back splash underway

Podium & Verge Works: Building B's rooftop landscaping has been temporarily put on hold until the completion of garden bed waterproofing, ensuring meticulous execution of all aspects of the project. Preparations for the pool shell and render are scheduled to begin next week, bringing us closer to completing this stunning feature. We commend the dedication and hard work of the entire team and are thrilled with the progress made on the Nautilus apartment complex. Each passing week brings us closer to the realization of this remarkable project. Stay tuned for more updates as we continue this journey together!

Construction Timeline:

As per recent communications, the construction of Nautilus remains forecast to be complete toward the end of quarter 4, 2023. The Frasers Property team are monitoring progress closely and we understand that many of you are eagerly awaiting the completion of the project. Our dedicated team in conjunction with the builder Parkview is working diligently to ensure the timely completion of all construction activities. At this point in time, our program shows that it is possible that construction completion and planned settlement may extend into early 2024.

Pre-Settlement Inspections (PSI):

Once the construction and Quality Assurance Inspections is complete, we will invite all purchasers to carry out Pre-Settlement Inspections (PSI) of their respective properties. The purpose of these inspections is to allow you to assess the final condition of your property and ensure that it meets your expectations prior to settlement.

Settlements:

Settlements are expected to commence after the completion of the PSI process. We anticipate that settlements will commence in late quarter 4, 2023, although it's possible that settlements may extend into early 2024. We understand the importance of timely settlements and are committed to making every effort to ensure that settlements can occur as soon as possible.

Sunset Date Extension:

Considering the current progress and to accommodate any unforeseen circumstances that may arise, the vendor has made the decision to extend the sales contract sunset date by 6 months. The revised sunset date will be 30 June 2024.
