The vision for the stage

Following a comprehensive design competition, Frasers Property Australia is proud to be partnering with Plus Architecture to design this stage.

The proposed stage aims to deliver an exemplary urban design outcome of high-quality architecture, tailored to the context of the precinct.

With its centrally located position at the gateway to Hamilton Reach, this proposed stage provides a unique opportunity to articulate and animate this prime entrance into the precinct whilst addressing the parklands opposite. The project team are focussed on enhancing the arrival experience for residents and activating the public realm.

An articulated interface with Riverlight will be achieved through a high-quality design outcome, exceptional integrated landscaping and a considered approach to view-lines.

The concept is still in its initial planning stages, however we will be able to share more detailed concepts as they come to life.

The breakdown

Whilst the finer details of the design such as final dwelling and car parking numbers are yet to be confirmed, a notional development scenario currently being tested comprises 217 apartments and 11 terraces, totalling 228 dwellings. For comparison, the neighbouring Riverlight towers, which are 10-storeys, comprises 239 dwellings.

This particular stage will sit in the luxury product market, made up of a high proportion of three and four bedroom residences.

Below is a high level overview of the two towers of residential apartments, ground floor terrace homes, plus podium and basement car parks, that will be complemented by lush landscape.

Tower 1 - 16 storeys total

Tower 2 - 19 storeys total

What's next?

Frasers Property submitted a development application with Economic Development Queensland (EDQ) for a development permit on the site in October 2022. This permit would provide a Plan of Development which sets out the high-level built form parameters for the site, including maximum building heights, building separation distances, boundary setbacks, as well as access, view line and movement networks.

The Plan of Development application was publicly notified for 20 business days from 21 November 2022 to 19 December 2022. During this time the community were invited to make a submission and share their views.

All submissions, in conjunction with further information requested from Frasers Property will be considered by EDQ as part of the POD Assessment process. The assessment outcome will be published on the EDQ website.
