Quarterly Update - March 2023

29 March 2023

Dear residents and community members,

Welcome to 2023!

We’re excited to announce that Frasers Property has entered into an agreement for the sale of our P-12 Private School to Good News Lutheran College.

Masterplanning for the school is now underway with plans for the Mambourin Campus to include an initial offer of Prep – Year 6 with additional year levels added as the campus grows. The school is anticipated to open in 2025 with Good News Lutheran College now taking enrolments for foundation classes.

Our Heidelberg Avenue Park opened on schedule before Christmas providing a great range of adventure play elements for local families to explore. Adding to Mambourin’s appeal as a play destination, we have commenced construction on our third village park located in the north-east precinct (Stage 19) with opening anticipated in late 2023.

Plans for our future Town Centre are also taking shape with Wyndham Council recently approving the masterplan for the future retail shopping precinct. As part of this precinct, our Stage 1 Retail Shopping Centre is anticipated to receive permit approval mid-year with construction to follow shortly after approval.

As usual we will continue to update residents via email and keep the community updated via Facebook. If you live outside Mambourin but would like to receive updates by email, please sign up at www.frasersproperty.com.au/VIC/Mambourin/Contact-Us or contact us on 13 38 38.

We’re excited to see Mambourin growing and becoming a place people are proud to call home. We always value the community’s feedback so please feel free to contact us with any questions you have.

Town Centre Retail

Frasers Property Australia

Our Mambourin Retail Masterplan has now been approved by Wyndham City Council providing a long-term strategy for the development of this important 7ha precinct.

As part of this precinct, a Stage 1 permit application is currently being assessed by Council with approval and subsequent construction commencement anticipated in mid-2023.

Subject to approvals, Stage 1 of the retail centre is proposed to include a major supermarket and 20+ specialty shops, including restaurants, café’s, fresh food, pharmacy and a medical precinct. Initial interest in leasing opportunities within the Stage 1 retail have been very positive to date.

Major supermarkets require a certain population within their primary trade area before they can open to ensure feasibility. Based on population growth the current estimate for Stage 1 opening is late-2024.

Council Community Centre

Wyndham City Council

Council is progressing masterplanning for the future Mambourin Community Centre which is proposed to include kindergarten rooms, maternal and child health services, community meeting rooms, a library, and a performing arts centre.

Based on the current timeline the first stage of the centre is anticipated to open in 2026.

Park Lighting

Frasers Property Australia

Maintenance of the public facilities and garbage collection at the park are the responsibility of Council and they have a new portal through which you can ask any questions or raise concerns: https://wyndham.custhelp.com/

Maintenance of Barrabool Boulevard Park and maintenance of the adjoining wetlands will be the responsibility of Frasers Property until the areas are handed over to Wyndham City Council in 2023.

As we mentioned in our previous updates, there have been a number of requests to Council from residents for more lighting in the park. This requires a change of Council policy to achieve, and we have progressed discussions with Council to this end. If we can get Council approval Frasers Property is happy to install additional lighting and we’ll keep you updated on our progress.

Ison Road Rail Overpass
