Buying land at The Grove

If you want to buy land and then build, things can work a little differently.

The main thing to note with buying land is that you will have more control over the look and feel of your home. 

While this can be a hassle for some, if you have a clear vision for your dream home then it can be a rewarding process.

There are many different types of land for sale at The Grove:

  • Retreat: 12.5m+ frontage lots perfect for couples who love to play host or young families who want a manageable garden and the potential for a double garage.

  • Escape: 14m+ frontage lots with plenty of room for that rumpus room or home theatre you’ve always imagined!

The purchase process explained

Regardless of whether you purchase land or a house and land package, you will have to sign two contracts.

With a house and land package this is called a two-part contract.

The first contract you sign is to secure the land from the developer with most often a 5% deposit, and the second is the contract to purchase the house from the builder.

When you only buy the land you sign a contract with a deposit to purchase the land from the developer, and organise the build at a later date.

If you’re considering securing land at The Grove, then this means you may have more time to save for construction should you need to.


What about grants and incentives?

There are a number of options available to help you move into your new home sooner. 

If you’re in the market for your first home, you can take advantage of the First Home Owner Grant. 

This grant exists to help offset the extra cost associated with GST when purchasing your first home and is available for many living options at The Grove.

You could also be eligible for an exemption on stamp-duty in the form of a one-time payment that covers this cost.
