Bradmill is a historic icon of industry and community in Yarraville, revitalised as a lively tapestry of modern life. Bradmill is the site of a former textile manufacturing business that operated in mid-1950s. In 2011, the area was rezoned from industrial to residential and mixed-use. Frasers Property Australia with their partner Irongate purchased the site in 2021.

Bradmill Yarraville will be constructed in stages with a target completion date of 2031, subject to planning and development approvals. The first stage of townhome is expected to be completed in 2025.

Bradmill Yarraville is a truly mixed-use masterplanned community that will feature new townhomes and apartments alongside a neighbourhood shopping centre, alfresco dining precinct, new parks and public spaces and a world-class residents amenity centre. All located only 7.5km from Melbourne’s CBD.

Bradmill Yarraville will eventually provide up to 1,500 new residences and will include a diverse mix of people such as young families, singles and couples, downsizers, investors, students, local workers and more.

The first residents at Bradmill Yarraville are expected to move in 2025.

A number of sustainability initiatives are proposed, covering both development works and ongoing activities of future residents. These include:

  • 6-Star Green Star Communities rating
  • 100% all-electric homes 
  • Installation of solar PV systems on all townhouses, apartment buildings and the Bradmill Quarter retail precinct.
  • Double glazing as standard throughout the development
  • Best practise on-site storm water management
  • The planting of new trees to improve local biodiversity and aid temperature regulation
  • Creating a walkable community with new walking and bicycle paths connecting homes to amenity
  • Community development program facilitated by a project-dedicated Community Development Manager

Additionally, Frasers Property Australia is committed to Net Zero Carbon development and operations by 2028.

In addition to the proposed Community Facility, there will also be a new neighbourhood shopping centre, Bradmill Quarter, which is anticipated to include a full-line supermarket and a range of specialty retail and dining offerings. It is also expected to include a medical facility and childcare centre.

As with any construction project there will be some inevitable increase in noise, activity, and vehicles in the area during the building phase. We take very seriously our commitment to minimise the impact of our project on the community and will have in place a set of procedures for traffic and site management.

Construction will only occur between 7am and 6pm on weekdays and between 7am and 1pm on Saturdays.

The community will have access to the public retail precinct Bradmill Quarter, and are encouraged to socialise and interact and enjoy the outdoor spaces. The Bradmill Social resident spaces are for the exclusive use of Bradmill Yarraville residents.

Yes, the Bradmill masterplan includes a new half kilometre linear park of landscaped greenway which also connects the new community into the neighbouring McIvor Reserve, a vast 18ha green space with playgrounds, recreational facilities and a dog park.

There are a number of local infrastructure projects proposed and underway that will significantly enhance connectivity for future residents at Bradmill Yarraville. This includes:

  • The widening of Francis Street on the southern side
  • The new Westgate Tunnel
  • New Footscray Hospital
  • New Bradmill Boulevard connecting Francis Street at the north end of the Bradmill site to Foggarty Avenue at the southern end providing a much-needed connection between Yarraville and Spotswood

Like many former industrial and urban locations, parts of the Bradmill site contain contaminants. We are currently undertaking a clean-up and remediation process, which will see those contaminants removed from the site, making it suitable for residential development under EPA standards.

Remediation works have already commenced on the site.

Frasers Property is currently in discussions with the Department of Families, Fairness and Housing to better understand the demand for affordable housing in the locality in order to respond with best-practice solutions. Affordable housing will account for 5% of the total number of dwellings on the site.
