29 November 2023

We're excited to keep you informed about how the project is progressing, give you insights into the construction process and ensure you're up to date with the development of your new community.

As the year draws to an end, we’d like to update you on the status of some important pieces of community infrastructure as well as provide information about our program of events for Wallara Waters residents and friends.

Planning work for the Hume Fwy on and off ramps by Major Roads Projects Victoria and Department of Transport is continuing and we’re advised that this phase should be completed in 2024.

Preliminary designs for the Macsfield Rd signalised intersection have been provided to the Department of Transport. We have responded to their first round of comments and are waiting on their feedback. We have also progressed to tender for the design and construction of both the Hume Fwy Bridge and Macsfield Rd. The tender process is set to close at the end of this year, with a decision on the successful contractors to be made in 2024.

Unfortunately, issues beyond our control are continuing to delay our wetlands landscaping project. Unfavourable weather conditions affected our ability to start this complex piece of work, and we are now awaiting Melbourne Water’s approval for outfall channel upgrades on Yarra Valley Water land. These works are scheduled for tendering, and we aim to carry them out in Summer 2023/24, subject to approval. Once this aspect of the project is complete we can proceed with the Taylors Creek and wetland works. We thank you for your patience and assure you we are working hard behind the scenes to make progress.

We continue to liaise with the Victorian School Building Authority on the future primary school within Wallara Waters, but currently have no further update.

Finally, we have hosted an array of community events at Wallara Waters, such as Food Truck Friday, on the first Friday of each month, and we were incredibly grateful for the support we received from the community at our sold-out event, Springtime Splendour and our recent Music in the Park event. We look forward to hosting more events like this in the future.

If you live outside Wallara Waters but would like to receive updates by email, please sign up at https://www.frasersproperty.com.au/VIC/Wallara-Waters/Contact-Us/Enquire-Now or contact us on 13 38 38.

We’ll continue to check in regularly with our stakeholders and provide information as we receive it via these updates and our website.

 Community Project

Who is responsible for delivery?

Status as of November 2023

Government Primary School

Victorian Government (Department of Education and Training Victoria/Victorian School Building Authority)

No status change: Land has been acquired by VSBA to support the delivery of a future school within Wallara Waters. We continue to work closely with the Victorian School Building Authority and will update the community with further information as this becomes available to us.

Community Centre

Mitchell Shire Council

No status change: The masterplan of Phase Two of the project – south of Taylors Creek – has been designed to incorporate a Council-run Community Activity Centre adjoining the proposed school site. We’re continuing our discussions with Council over a prospective purchase of the proposed site.

Proposed Retail/
Commercial

Mondous Property Australia

No status change: Per our previous communications, economic analysis has indicated that by approximately 2026 Wallan East could support a neighbourhood shopping centre based on the main trade area growing to a population of 29,000. The other factors that will influence the timing of a development include economic conditions, tenant demand and Mondous Property’s own requirements. The timing for the neighbourhood shopping centre therefore is not known yet. Mondous Property will review this again in early/mid 2024 and we will provide the community an update as soon as we know more.

Sales

Frasers Property Australia and Mondous Property Australia

Stage 22 land sales continue to the south of Taylors Creek. There are also some remaining lots in Stage 13 and 16. There are very limited lots currently on the market ranging in size from 350 to 486 sqm and in price from $304,000 to $410,000.

Hume Freeway Bridge and Macsfield Road

Frasers Property Australia and Mondous Property Australia

An additional road connection is planned in the southern section of Wallara Waters which includes a new bridge over the Hume Freeway. Mitchell Council and the Department of Transport approved the functional layout for Macsfield Road, and the design has been provided to the Department of Transport. We have received and responded to one round of design comments and are awaiting their latest round of comments. The design and construction element has also now gone to tender, and will close at the end of December. Final decisions on the successful contractor will be made in Q1 of 2024. As per the direction from the Department of Transport, the Hume Freeway Bridge cannot commence construction until the intersection works are complete.

Taylors Creek and wetlands system

Frasers Property Australia and Mondous Property Australia

Our major landscaping project to create the wetlands was on hold over the past 18 months awaiting more favourable weather conditions. We are also awaiting Melbourne Water approval for outfall channel upgrade works through Yarra Valley Water land. Subject to this approval, these works are to be tendered with a plan for work to commence in Summer 2023/24. Once this element is completed, Taylors Creek and wetlands works can be programmed for completion.

Hume Freeway ‘on’ and ‘off’ ramps at Watson Street

Victorian Department of Transport

Planning works are still underway to upgrade the Watson Street interchange at the Hume Freeway. The planning phase should be completed in 2024. For more information you can track progress here on the Major Roads Projects Victoria website: https://bigbuild.vic.gov.au/projects/mrpv/watson-street-interchange.

 Community Event

Description

Springtime Splendour

On September 23 we hosted our first Springtime Splendour Event at Merri Creek. The sold-out event offered an array of activities and amusements for the wider community. The Bush Bus activities added an educational twist, allowing kids and adults to explore the wonders of nature. Other activities included an animal petting zoo, face painting, live music and a range of food and beverage options. We are grateful for the tremendous support from the community and look forward to hosting more events like this in the future.

Food Truck Fridays

Food Truck Fridays continue to run on the first Friday of each month at the Wallara Waters Sales Centre Carpark. These afternoons are a great way to catch up with your neighbours, hang out with friends, meet the wider community and get to know the Frasers Property team. We thank the support we have had from the SES and CFA and look forward to keeping these gatherings going into the new year, as well as organising new and different events.

Music in the Park

On November 18 we hosted “Music in the Park” at Merri Creek Park. This event saw over 200 people join us for a night of music, magic and fun. Activities included a live band, magic show, face painting as well as a sausage sizzle put on by the Wallan District Cricket Club. We hope all attendees had a great night and had a chance to meet more of their neighbours and wider Wallan Community. We would also like to thank those who helped with ideas and feedback about the Stage 23 park design.
