Get to know your home
We've put together the below information to assist you in getting to know the features in your home at Bradmill Yarraville.
Your home has a 63 Amp 240-volt, single phase power supply, for its own use.
The electrical meter is located in the Group Meter Panel.
Your home’s electrical switchboard is located at your front door or on the side. All light, power, air conditioning, range hood, oven, dishwasher and exhaust fans circuits are protected by safety switches at the switchboard.For added personal protection, power points i.e., GPOs (including those into which appliances are plugged) and lighting circuits have a safety switch.
Should your safety switch trip for any reason, follow these steps:
- Isolate/turn off all GPOs and lights and unplug all appliances.
- Reset the safety switch.
- If the safety switch cannot be reset, contact a licensed electrician as a fault exists with either the wiring or the fittings.
- Turn on the Light switches one at a time until the safety switch trips. When it trips, you have found the faulty Light.
- Plug your appliances back into GPOs one at a time until the safety switch trips. When it trips, you have determined the cause of the fault. Take the faulty appliance to a qualified service centre for repairs.
For safety reasons, ensure an adequate air space is left around the home’s switchboard. Do not store items in front of or in contact with the switchboard.
Please note that a licensed electrician must be engaged to locate and fix any fault with the power supply or the switchboard.
The electrical plans are provided based on the signed Contract of Sale. Please refer to the Contract of Sale for complete information.
Cold Water is provided by Greater Western Water. Please contact them on 13 44 99 to establish/ensure an account is under your name upon occupation of the home.
To turn off the water supply to your home, use the stop valve located on the meter outside.
- A licensed plumber must be engaged to locate and fix any fault with the water supply or replace any fitting such as a tap or showerhead.
The air conditioning system can be operated in a variety of ways, to suit your preferences. To take full advantage of the air conditioning system and to ensure correct maintenance, refer to the operating Instructions for the control panel.
The remote-control unit allows you to control the temperature and operation of the system, including timer. The following tips will assist in optimizing the performance of your air conditioning:
- To achieve an even temperature throughout the home, run all air conditioning units at the same time and set at the same temperature.
- Generally, a temperature range between 20°C to 25°C is considered comfortable.
- The system can be set to either “cool” or “heat” or it can be set to automatically switch from heating to cooling to maintain a consistent temperature via the “Auto On” or “Auto” setting.
- Controls can also be configured to always circulate air or be turned off when there is no demand for heating or cooling.
- Extreme settings such as 15°C or 28°C do not improve the systems performance or increase the rate of heating or cooling. They are likely to lead to uncomfortable conditions in a short space of time.
- To maximise the efficiency, the Airconditioning system would be more efficient if internal doors were left closed as the split systems are designed to heat or cool the area they are installed in, not the entire house.
- Do not leave your home closed for more than four hours with a minimum temperature selected on the thermostat. This may cause freezing of condensate drains and cause water damage.
Owners are responsible for the maintenance of their own air conditioning system, including the air conditioning condenser. Please note that the warranty provided is conditional on maintenance being undertaken during the warranty period, including routine maintenance, cleaning the air filter and checking various items annually. Refer to the Resident’s Instructions and checklist included in your Owners Pack.
4bed homes have ducted heating and cooling controlled by a central thermostat with zoned temperature controls - check the operiational manual provided.
OptiComm is a private fibre-to-the-premises (FTTP) network provider that delivers high-speed internet, phone and pay TV services to new residential estates. Unlike the NBN, OptiComm owns and operates its own network infrastructure.
Arranging Connection
To activate services at your new home, you will need to:
Choose a Retail Service Provider (RSP): Visit the OptiComm website to view participating internet and phone providers.
Sign Up for a Plan: Select and apply for a plan with your preferred RSP.
Connection Activation: Once your plan is confirmed, the RSP will liaise with OptiComm to activate the service. If the home has not been previously connected, an OptiComm technician may be required to complete the installation.
It is recommended that purchasers arrange their connection prior to moving in to ensure services are active on handover.
An antenna is located on the roof of the building and is tuned to receive a quality signal for free-to-air commercial television. The signal is reticulated throughout the building to the TV outlet.
The TV reception outlets in the walls are “push in” (PAL Type) connections. PAL fly leads are required to connect your TV or video to the outlets.
As the frequency of the signal may vary slightly from your previous antenna system, your television may need to be re-tuned to ensure an optimum quality reception. We recommend you engage the services of an experienced technician to assist you in re-tuning your TV if necessary.
Your home is provided with one or more 240-volt mains powered interconnected smoke detector units with a backup battery, generally fixed to the ceiling outside the bedroom(s) and one on each level. An alarm is sounded from a detector when smoke is present, to alert occupants.
In the event of an alarm being triggered you can press the Test/Hush button on the alarm to turn it off. After pressing the Test/Hush button the alarm will silence immediately. Before using the Test/Hush button, identify the source of the smoke and be certain that a safe condition exists. If the alarm sounds due to smoke from cooking activities etc., it will continue regardless of pressing the hush button until no further smoke is detected. If smoke is still present, it will continue to sound the alarm. In order to disperse any smoke and silence the alarm, open all external windows and doors to dissipate the smoke. As always when cooking, it is recommended that the range hood is in operation to extract any unwanted smoke or fumes.
Front entry doors are lockable. Sliding doors can be latched internally and do not require a key however all sliding doors on the ground floor are lockable from the outside.
Keys for your doors and windows are included in your key handover.
Warranties
Refer to your Owners Pack for spec sheets of the respective appliances (including Purchaser upgrades) installed at your property. Hard copies of Manufacturer’s Instructions/Manuals and Warranties are provided during handover of each property. Kindly check when you move in to your property.
To maintain the appearance and durability of your appliances, follow the instructions, hints and advice in these documents.
Please note that the Manufacturers’ Warranties are often conditional and require regular maintenance. We also recommend appliances be inspected every two (2) years by an authorised service agent.
Ensure you mail your product registration cards to the appliance manufacturer.
In the event an appliance malfunction, follow these steps:
- Check power at the switchboard;
- Follow relevant instructions in the Operation Manual; and/or
- Check the warranty and call the manufacturer’s service centre.

Issue: Tripped at the distribution board
Suggested Remedy:
- First check the distribution board (located at the entrance to the house).
- Has the circuit breaker been tripped to the off position? If so, reset.
- If the problem persists, you may have a faulty appliance. You can log a defect here.
- Ensure all appliances are off and try again.
Issue: Blackout
Suggested Remedy:
- If the power failure appears to be caused by the power supplier, surrounding properties will also be blacked out.
- Contact your electrical supplier and enquire as to whether any faults have occurred in your area, and ask the estimated time for supply to resume.
Issue: Not working
Suggested Remedy:
- Check the circuit breakers are in the ‘on’ position.
- If not, reset and try the appliance again.
- If the fault persists, refer to the operating manual. You may need to refer the problem to the manufacturer under your warranty.
Issue: General faults
Suggested Remedy:
- Refer to the instruction manual and warranty details covering the appliance.
You should check the inverter regularly in line with manufacturer instructions to ensure that it is operating normally and does not display any fault codes. Generally, there is no need to turn off your solar inverter. Doing so may lead to increases in your electricity bill as your gas-boosted solar hot water system will not be able to function as intended.
Issue: No water supply
Suggested Remedy:
- Check Greater Western Water to ensure they have not turned off the water.
- Check isolation valve from the water meter.
Issue: Toilet cistern does not fill / No water supply
Suggested Remedy:
- Check the stopcock is turned on and water is entering cistern.
Issue: Toilet cistern overflowing / Water level may be too high
Suggested Remedy:
- Ball float may be jamming. Adjust the float arm within the cistern by removing the lid.
- Inlet valve rubber may not be sealing; debris may have gathered under the seal. Clear debris and replace.
- Inlet valve rubber may need replacing.
- Please note wipes are not flushable and they will not disintegrate in your plumbing system like toilet paper. You may be held liable for costs if your reported toilet blockage was due to flushable wipes or any other materials.
Issue: Not working
Suggested Remedy:
- Check the correct zone is selected.
- Check the circuit breakers are in the 'on' position.
- Ensure external condenser unit’s power supply is switched on. If not, reset and try the appliance again (turn off, wait 30 seconds, turn on and wait a further 120 seconds).
- Ensure there are no items covering the external condenser units (if your unit has a condenser on the outside).
- If the problem arises, please log this item via myFrasers Property App within the first 12 months from the original settlement day or a licensed technician outside of the 12 month period.
Issue: General faults
Suggested Remedy: Refer to the instruction manual and warranty details covering the appliance.
Issue: Not working
Suggested Remedy:
- First check the external switch board.
- Has the circuit breaker been tripped to the ‘off’ position? If so, reset.
- The lights do not have replaceable bulbs, please replace using a licensed electrician.
- If the problem persists, you may have a fault light fitting. Please log this item via myFrasers Property App within the first 12 months from the original settlement day or a licensed electrician outside of the 12 month period.
Issue: Not working
Suggested Remedy:
- Check Greater Western Water to ensure they have not turned off the water.
- Check isolation valve from the water meter is on.
- If the problem persists, please log this item via myFrasers Property App within the first 12 months from the original settlement day or a licensed plumber outside of the 12 month period.
Issue: Leaking
Suggested Remedy:
- Ensure tap is turned off.
- Ensure Check isolation valve from the water meter is off.
- Log this item via myFrasers Property App as URGENT request.
- Mop up water.
- If the problem persists, please log this item via myFrasers Property App within the first 12 months from the original settlement day or a licenced plumber outside of the 12 month period.
