Frasers Property boosts residential development pipeline with two new site acquisitions

  • Settlement of 334 ha SkyRidge project in Queensland announced
  • Second acquisition of 60 ha property near Victoria’s surf coast
  • 3,800 lots added to mixed use community pipeline

Frasers Property Australia this week announced a 3,800-unit boost to its residential development pipeline with the acquisition of two major masterplanned residential sites in Queensland and Victoria with planning approvals in place.

In Queensland, Frasers Property completed the acquisition of freehold land and development rights from Perron Group and the late Ross Atkins to the SkyRidge masterplanned community development on the Gold Coast for approximately $170 million. This follows the expression of interest campaign completed in 2025 by Ray White Special Projects and B&S Land.

SkyRidge occupies a 334 ha site and benefits from Ministerial Approval for 3,500 lots across a range of land uses. It provides critical land to the supply-constrained Gold Coast market, being the only trading masterplanned community in the Gold Coast LGA. Frasers Property is to develop approximately 3,000 lots and a neighbourhood shopping centre over the next 14 years.

In addition to SkyRidge, Frasers Property has also acquired a site in Geelong, near Victoria’s surf coast, for a new mixed-use community development comprising over 720 homes.

The Geelong site spans approximately 60 ha and has an existing planning permit in place. In addition to new homes to be developed, the site will ultimately deliver a community facility, neighbourhood activity centre, local park and open space (subject to Council approval). The development will be delivered by Frasers Property over the next five years, with the first sales release expected to launch in mid-2027.



The Geelong and SkyRidge acquisitions follow Frasers Property’s recent sales of completed assets including Eastern Creek Quarter in Sydney for $400 million and Burwood Brickworks in Melbourne for $107.25 million. Earlier this month Frasers Property also completed the sale and handover of its $285 million Build-to-Rent project, WeAreLiving Brunswick (formerly Brunswick & Co.), in Brisbane.

Together, the new acquisitions boost the company’s residential pipeline by approximately 3,800 units, says Mr Cameron Leggatt, Chief Executive Officer, Frasers Property Australia.

“The successful execution of the sales of the WeAreLiving Brunswick Build-to-Rent project, Eastern Creek Quarter and Burwood Brickworks has enabled us to recycle capital into these new opportunities,” says Mr Leggatt.

About SkyRidge

In addition to new homes, SkyRidge will deliver 75 ha of major parklands, preserved conservation areas including an expansive ecological corridor, extensive connected path network, neighbourhood shopping centre and more.

The immediate focus for Frasers Property at SkyRidge will be the delivery of the 203 lots currently under construction and due for completion from late 2026 to mid-2027, while progressing approvals on upcoming stages to maintain sufficient pipeline in the highly sought-after community.

SkyRidge has been designed as a community embedded in nature. A 3 km ecological corridor, designed to protect and preserve the natural environment as well as the movement of wildlife, will meander through the community and provide residents with a direct connection to nature, complemented by 16 km of ‘off road’ paths and trails.

Located just 7 km from the established Robina Town Centre and 9 km from Broadbeach, SkyRidge is easily accessible from the Pacific Motorway and other Gold Coast attractions and amenities.

The Development Management Rights are entirely separate from ownership of the land on which the majority of the SkyRidge Estate is being developed. While Pacific View Farm (Queensland) Pty Ltd (Perron Group) owned a small parcel of land which was included in the transaction with Frasers Property Australia, the majority is owned by a deceased estate with a Court appointed Administrator, Mr Robert Hutson of KordaMentha acting on behalf of the beneficiaries. The Owner Interests are not a part of the transaction.

About the new Geelong site

Frasers Property’s new Geelong site benefits from convenient transport links and also close to retail and education infrastructure. The famed Torquay surf beach is also easily accessible. Major supermarkets and retail amenities in Armstrong Creek are within 2 km away and is 7 km from the Geelong CBD. Access to the Geelong ring road is 5 km, with Marshall and Waurn Ponds train stations located approximately 1.5 km and 2.8 km respectively. The co-educational Iona College is 500m from the site.

Frasers Property will take a collaborative approach to the development, working with key stakeholders including the City of Greater Geelong. An 8,000 sqm site for a community facility, to be delivered on the site by Council, is likely to include a kindergarten, childcare and community meeting space. Council also plans to deliver 39,700 sqm of active open space, designated as athletics track or sports field and pavilion. A 5,000 sqm site for a neighbourhood activity centre, designated in planning documents as a future supermarket, childcare, medical or food & beverage use, will be delivered by a third party, while Frasers Property will deliver a 7,500 sqm central park for residents and the local community (subject to Council approval).
