River Homes – the most exclusive and premium Hamilton Reach residences

  • Only two of the eight completed Hamilton Reach River Homes remain for sale
  • Freehold riverfront houses a scarce commodity in Brisbane with around 15 transactions per annum

BRISBANE, 20 MAY 2019

Absolute riverfront freehold residences remain the scarcest commodity in the Brisbane property market and Frasers Property Australia has announced the completion of its prestigious River Homes project at Hamilton Reach, with just two of the eight homes remaining for sale.

Each of the boutique River Homes signifies grandiose, opulent waterfront living with sprawling river vistas thanks to floor to ceiling windows and up to nine-metre high ceilings in the main living areas that transition seamlessly to outdoor spaces complete with elevated solar-heated pools.

Six of the eight River Homes have sold to date including one sale of $3.995 million while the remaining two residences are priced at $3.35 million and $3.795 million.

Prior to the River Homes, from Newstead to Hamilton there were only two freehold riverfront houses, both located on Harbour Road at Hamilton. The completion of the River Homes now takes the total to ten1

The Harbour Road properties have only sold once on the market since they were built, selling for $10.3 million and $11.8 million in 2010 and 2015 respectively2

Jamisen Rivera, Development Director at Frasers Property Australia says the Hamilton Reach River Homes represent the pinnacle of scarce luxury living on the Brisbane River at exceptional market value.

“There are so few opportunities left in Brisbane to live on the riverfront, let alone in a brand-new freehold home of the scale, size and exclusivity of the Hamilton Reach River Homes,” Ms Rivera said.

“Waterfront living will always represent the epitome of luxury living and there will never be homes like this released at Hamilton Reach again. There is also very few opportunities left on the Brisbane River for brand new freehold riverfront homes because most vacant lots are zoned medium to high density so will be developed into apartments.

“We have seen many record house prices achieved on Sydney Harbour for around the $30 million mark while in Brisbane; architectural homes such as those fronting Macquarie Street in New Farm have re-sold for in excess of $5 million so the Hamilton Reach River Homes are well priced from $3.35 million for a brand-new riverfront freehold residence.”

River Homes architects, Rothelowman have had a decade long architectural partnership with Hamilton Reach having previously designed earlier projects within the community including the award-winning Newport and Green Quarter.

Jeff Brown, Principal of Rothelowman Architects, says the eight Hamilton Reach River Homes were designed through a prioritisation of liveability, functionality and restraint in order for the dwellings to embrace their context and allow for ultimate personalisation by residents.

“We are exceptionally proud to see the River Homes completed to such a high standard,” Mr Brown said.

“The design for Hamilton Reach River Homes stemmed from a desire for balance; balance between privacy and engagement with community, landscape and built-form as well as expanse of view and intimate glimpses,” he said.

“The homes showcase our carefully considered approach to reflect a sense of scale and connection to the uninterrupted views of the Brisbane River.”

Of the remaining River Homes available for sale is the pinnacle of the boutique collective - a three level home with a lift and an 86 square metre grand master suite complete with ensuite, balcony, walk-in dressing room, private study and retreat.

The River Homes all boast four bedrooms and four ensuites plus a powder room. Each has a spacious kitchen complete with butler’s pantry, Miele appliances, Zip tap with sparkling water function, integrated Liebherr fridges and a 195-bottle wine cabinet.

The River Homes are the largest and most premium residences within the $700 million Hamilton Reach masterplanned waterfront community, located at Northshore Hamilton – Queensland’s largest urban renewal project.

The Hamilton Reach Sales and Display Centre is open every day from 10am until 5pm at 310 MacArthur Avenue, Hamilton. The two remaining River Homes are available for inspection by private appointment.
