Quarterly Update - June 2023

Dear residents and community members,

We’re excited to announce that Frasers Property has received permit approval for Stage 1 of our major retail precinct in the Mambourin Town Centre.

The $50 million shopping centre, to be known as Mambourin Marketplace, will be developed by Frasers Property and is proposed to include a supermarket, medical precinct, pharmacy and 25 specialty stores ranging from fresh food grocers to large restaurants, cafes and more.

Mambourin Marketplace will be an industry leading 5 Star Green Star building, with plans also including a large landscaped urban plaza featuring unique children’s play space and art elements, al fresco dining, end-of-trip cycling facilities and a central event space.

Construction on Mambourin Marketplace is anticipated to commence later this year with opening estimated in late 2024 – early 2025. We will share masterplans and artist impression images of Mambourin Marketplace with the community in the coming weeks.  

In other news, Good News Lutheran College recently held a community open day at Mambourin with more than 300 attendees enjoying a local picnic and discovering more about the masterplan for the new Mambourin Campus. The Campus is anticipated to open in 2025 with Good News Lutheran College now taking enrolments for foundation classes.

Landscape Construction has also commenced on our next local park, Shilling Road Park (Stage 19) with completion anticipated late this year.

P-12 Private School

Good News Lutheran College

Frasers Property has entered into an agreement for the sale of our P-12 Private School to Good News Lutheran College. Masterplanning is well underway with plans to include an initial offer of Prep-Year 6 with additional year levels added as the school grows. Council Community Centre

Wyndham City Council

Council is progressing master planning for the future Mambourin Community Centre which is proposed to include kindergarten rooms, maternal and child health services, community meeting rooms, a library and a performing arts centre.

Based on the current timeline the first stage of the centre is anticipated to open in 2026, subject to Council delivery.

Town Centre Development

Civil construction is nearing completion on the first four commercial sites on Black Forest Road with these works scheduled for completion in September 2023 with building works anticipated to follow.

Planning applications have been submitted by the purchasers for proposed uses including a childcare centre, petrol station and fast food providers with approvals anticipated in 2023.

Civil works are also nearing completion on the intersection of Black Forest Road and Grandvista Boulevard which will be the main entry into our future Town Centre and retail precinct.

Frasers Property has also now secured Council design approvals for a significant amount of the Town Centre road network and further commercial development sites. Initial earthworks across the town centre precinct have now commenced with completion due late-2023.

As construction progresses, please be aware that there may be minor disruptions to traffic on Black Forest Road. Intersection works are anticipated to be complete by September 2023.

Town Homes Precinct

Frasers Property has received planning approval for the first town homes precinct within the Mambourin Town Centre.

Located in a prime position opposite the wetlands and Barrabool Park, the exclusive town home precinct will feature around 150 homes. These two-storey architect designed homes will provide a contemporary, low maintenance opportunity to live in the heart of the Mambourin Town Centre.

Further details on the launch of this precinct will be shared in the coming months.

Train Station

Victorian Government (Rail Projects Victoria, Major Transport Infrastructure Authority)

There have been no recent updates on the potential future railway station identified by the Victorian Government on the Regional Rail Link, located within the Mambourin Town Centre.

Community Amenity

Stage 9 Park – Local/pocket park

Our second village park is open on Heidelberg Avenue in the north-west precinct (Stage 9) of Mambourin.

It recently hosted a meet your neighbour event and was great to see so many new residents in attendance and getting to know each other!

Stage 19 park

 

Construction has commenced on our third village park located in the north-east precinct (Stage 19) of Mambourin, with completion anticipated by late 2023.

The large 8000sqm park will feature a great range of adventure play options and open space areas including swings, a hill slide, climbable bouldering play, and an architectural ropes course, as well as a picnic shelter, sculptures, walking trails and a nature play BOBITS garden (bits of the bush in the suburbs).

Quantum United are hosting an Owners Corporation Information Session on Thursday 29th June at Club Mambourin. At the session, key information about the resident Owners Corporation and the community will be discussed as well as a development update from Frasers Property. Barrabool Boulevard Park and Wetlands


Park lighting

Maintenance of the public facilities and garbage collection at the park are the responsibility of Council and they have a new portal through which you can ask any questions or raise concerns: https://wyndham.custhelp.com.

Maintenance of Barrabool Boulevard Park and maintenance of the adjoining wetlands will be the responsibility of Frasers Property until the areas are handed over to Wyndham City Council in late 2023.

Following resident feedback requesting additional lighting around the playground, we are pleased to advise that we have now received approval from Council to install approx. 10 additional bollard lights. The lights will be solar powered and will provide additional lighting along the eastern side of the playground precinct. We anticipate installation to occur within the next couple of months and note there may be some minor disruption to the walking paths within this area during installation.

Ison Road Rail Overpass

Victorian Government

The Ison Road Rail Overpass Bridge in Werribee will extend across the Melbourne-Geelong Railway line, south towards Browns Road and connecting with a section of Ison Road to be constructed by Wyndham City Council.

The overpass is vital to providing a direct link from Ison Road to the Princes Freeway. Funding for the overpass was announced in September 2022 with construction expected to begin in 2023.

Estate Maintenance

Landscape nature strip works have been completed and it is the residents responsibility for maintaining nature strips, including replacing areas damaged by home building activity.

Frasers Property will continue to monitor key boulevards to ensure a high level of presentation is maintained in the community.
