Mambourin Quarterly Update

Dear residents and community members,

Welcome to our first community update for what’s going to be a major year for Mambourin and Mambourin Green.

At Mambourin the focus is on finishing touches. Townhomes in the Down-Town precinct are nearing completion with final nature strip landscaping underway. Builders are also making good progress on the townhomes in the Mid-Town precinct.

In the Uptown and Mixed-Use Precincts, staged civil works are progressing, with kerb and asphalt works underway. These stages are on track for a Q4 completion.

Mambourin Marketplace has welcomed new tenant Primal Physio with Gia Bowl and Brew set to open its doors at the centre in May.

The Eden Academy childcare centre and kindergarten on Delama Boulevard is tracking well for opening in the next quarter. Join their waitlist or make an enrolment enquiry here.


As Mambourin nears completion, activity at sister community Mambourin Green — now accessible via Black Forest Road — is accelerating. The first settlements — more than 100 — are scheduled to occur across stages one and two from April.

In stage three, electrical and communications works have begun ahead of June/July settlements while in stage four watermains are complete. In stages five and six, early sewer works are complete with civil construction works soon to commence.

In exciting news, we’re pleased to tell you our plans for Mambourin Green’s first park have been submitted for Council’s approval, which is expected over the coming months. The park is currently anticipated to open in late 2026, when our very first residents are expected to move in.

Designed with inspiration from the local wedge-tailed eagle, the park will feature a central shelter with picnic seating, a half basketball and netball court, playground and open lawn areas. Standout elements such as sculptural play features and an elevated play tower will create a strong visual identity, while swing sets, musical play components and a range of inclusive features will cater to visitors of all ages and abilities.

Located within Stage 4A, the park is currently out to tender, with construction expected to commence in mid-2026.

We’re also thrilled that our plans for the Mambourin Green Residents’ Club have been approved, with construction also out to tender. The club will feature a 25m heated lap pool, spa, kids’ splash zone, multi-use courts, gym, sauna, café, barbecue areas and flexible function spaces that residents can book for the likes of parties, weddings and conferences.

Many residents are aware that we were investigating the possibility of reciprocal membership at Club Mambourin and Club Mambourin Green for residents of both communities, however a number of factors have seen us rule this out as an option.

Reciprocal rights would require a majority vote of both owners’ corporations, which we anticipate would be difficult to obtain. In addition, it is easier to ensure an appropriate level of service, equipment and facilities at each club with a more confined membership base.

Like Club Mambourin, Club Mambourin Green will serve its community and be a focal point for connection, and we look forward to the future gatherings and celebrations the club will host.

On that note, in February the Mambourin Discovery Centre was the setting for our first Community Cricket Day, held in conjunction with the Mambourin Cricket Club. More than 300 attended for cricket clinics, bowling and batting tips and fun activities.

And we were thrilled to see so many faces at last month’s Bolly Mambo Holi event, held in partnership with Little Growling Café and the Tarneit Business Association.

Finally, we wanted to note that like most Australian businesses and individuals, we’ve been keeping a close eye on recent fuel shortage. At this stage, it has not impacted our construction progress; however, we will continue to monitor the situation closely and will promptly update you should it begin to affect our timelines.

The future Mambourin Community Centre is expected to include kindergarten rooms, maternal and child health services, meeting rooms, a library and much more. Council is continuing its masterplanning work on the facility.

Mambourin Town Centre Civil Development

Civil works on the new Rail Circuit road and within Medium Density Precinct 3 are well underway, with likely completion by Q3 2026.

There may be minor traffic disruptions on Plane Ave as we complete this work.

Mambourin Town Centre Building Works

Townhome construction in the Medium Density Precinct is nearly complete, with nature strip landscaping now underway. Work is also well progressed on townhome construction in the Mid-Town Precinct.

Building works along the Black Forest Road frontage are moving along, with McDonalds now open.

Eden Academy childcare centre and kindergarten on Delama Boulevard is set to open in the middle of this year.

Mambourin Green Stage 4A park

Plans have been submitted to Council for Mambourin Green’s first park and construction is now out to tender with opening targeted for the end of this year.

The park will include central shelter and picnic area, half basketball and netball court, inclusive swings and musical features, elevated play tower, play sculptures and lawn areas.

Mambourin Green Residents’ Club

Plans have been approved and construction is now out to tender. The exclusive residents’ facilities will include 25m heated lap pool, gym, sauna, flexible function spaces, barbecue area and multi-use courts.

We have looked into the possibility of reciprocal membership rights to Club Mambourin and Club Mambourin Green for residents of both communities, however a number of factors have ruled this out as a possibility.

Allowing dual membership would require a difficult-to-obtain majority vote of each owners’ corporation. Additionally, a more open membership policy would make planning for service and facility provision more difficult.

Mambourin Train Station

Victorian Government (Rail Projects Victoria, Major Transport Infrastructure Authority)

There have been no recent updates on the potential future railway station identified by the Victorian Government on the Regional Rail Link, located within the Mambourin Town Centre.

Parks and Wetlands

Wyndham City Council has now assumed responsibility for maintenance of the public facilities and garbage collection at Mambourin’s parks and wetlands as well as maintenance of the parks themselves. Ison Road Rail Overpass and Extension

Victorian Government

The 1.3km four-lane extension will connect with the Ison Road Overpass. Both projects are well underway and will include a new walking and cycling path and two bus bays near an upgraded intersection to improve public transport connectivity in the area. The extension and overpass are expected to open this year.

Current works are focussed on the western and northern side of the existing roundabout with drainage; services relocation and foundation work ongoing.
