Berwick Waters – Quarterly Update September 2025

Dear residents and community members,
We have an important update about our Town Centre to share.
We’re disappointed to confirm that Woolworths has advised our project partner Mondous Property that they are no longer committed to the site, and as such the civil works that had commenced have been paused for now.
A Town Centre of this nature requires a key anchor tenant so Mondous Property is now considering alternative options while keeping the door open for Woolworths. Unfortunately, until this is resolved we can’t confirm the timing of delivery of our Town Centre.
We know this will be a source of frustration and we will continue to support Mondous Property in their efforts.
On a happier note, there has been pleasing progress on some other key pieces of infrastructure.
You will no doubt have noticed that Crosswater Boulevard is now open. This new road provides a vital new north-south connection for Berwick Waters. The opening of Radiant Boulevard, which will provide yet another north-south access point,is awaiting unexpected electrical works to be finished and signed off by authorities but we expect this work will be completed in time for a late October opening of this road.
We’ve made steady progress with Melbourne Water, who hold the key to us beginning work on our Upper Banks and Emerald Bend wetlands.
We’ve now submitted updated plans which respond to each of Melbourne Water’s new requirements and we’re hopeful that, pending no additional requests from Melbourne Water, we will soon be able to start work.
On a similar note, we have now received the access licence we were awaiting from Melbourne Water to get started on the College Green Conservation Reserve. We’ll be starting work here next month.
Work on the Springleaf Avenue sporting ovals is moving ahead swiftly, and we’re advised Council is targeting a March 2026 opening date for this important community asset comprising two ovals, netball courts, community pavilion, walking paths, playground and community art. There’s a link in the table below where you can see the plans and stay up to date on progress.
We are looking forward to celebrating the recent settlements of Stages 9 and 16 with a Meet Your Neighbour event on Saturday, October 11. An invitation was sent to all purchasers in those stages via email and SMS, so please contact your Customer Care Consultant, Cirilla, if you haven’t received one.
We’d like to take this opportunity to inform you about some upcoming community events which may be of interest. On October 5 we are hosting a Grandparents Day at our sister community Five Farms’ sales centre with morning tea and kids’ craft. This drop in event will run from 9am to noon. We hope to see you there.
And with Halloween coming up, from October 1 we will have custom Trick or Treat signage available at the Berwick Waters sales office, as well at reception at Turrun Primary School. These signs let trick or treaters know you’re stocked up with lollies and full of Halloween spirit.

We’re disappointed to confirm progress on the Town Centre, including the civil works that had commenced, has been paused for now as the key anchor tenant, Woolworths, has advised it is no longer committed to this site. A Town Centre of this nature can only survive with a key anchor tenant. Accordingly, site owner Mondous Property is exploring alternatives, including continuing discussions with Woolworths. Until this key anchor tenant can be secured we can’t confirm the timing of the delivery of the Town Centre. |
New road connection – Honour Avenue from Macumba Drive to Soldiers Road |

Frasers Property’s part of this new road connection was completed in July 2023, and Mondous Property has almost completed the construction of their section however due to the uncertainties around the timing of the delivery of the Town Centre these works have been placed on hold temporarily. The third and final section of the road is the responsibility of Circa Estate. APA have now commenced their works on the gas pipeline after which Circa can construct the connecting roads and services. We’re advised Circa’s estimate for completion of their works is between Q4 this year and Q1 2026. |

Crosswater Bvd was completed and open for public use in August providing a new north-south connection to Berwick Waters. The opening of Radiant Boulevard is awaiting unexpected electrical works to be finished and we now expect to open the road fully by the end of October. Access to stage 16 lots is possible via Laker Blvd from the south in the interim. |

Further progress has been made with Melbourne Water regarding approvals to commence works on both the Upper Banks and Stage 14 wetlands, but we still don’t have a concrete starting date. |
College Green Conservation Reserve |

Pleasingly we have now received the access licence from Melbourne Water to allow us to commence works in the Cardinia Creek Conservation Corridor. A pre-commencement meeting on site has also taken place with the authorities and construction is scheduled to start in late October 2025. |
Sporting ovals (located at Springleaf Avenue between Waterfront and Heritage Hill precincts) |
City of Casey |
As you may have seen, construction is well and truly underway on this important community facility. Council anticipates a March 2026 opening. The facilities include two ovals (AFL and cricket), netball courts, community pavilion, cricket nets, walking paths, playground and public art. The fit out works for the large radiology, pathology and related health services business in the sub floor tenancy are underway and this tenant is expected to open in Q4. Mondous Property continue working with their leasing agent to finalise securing other new tenants to the Waterside Centre. As new tenants sign up for leases we’ll update the community. |

The pedestrian boardwalk along Berwick-Cranbourne Road and all of the remaining planned works within the wetland reserve have been tendered and an award to a landscape contractor is expected in the next two weeks. These landscape works are expected to take 9-12 months to complete once underway. |
