Dear residents and community members,

We have some great news and solid progress to share in this, our first quarterly update for the year.

Mondous Property has informed us Woolworths has recommitted to being the anchor tenant for the Future Proposed Town Centre and have re-entered into a heads of agreement arrangement with Mondous. Mondous is now working through a revised delivery timeline which we’ll share when available.

We’re also on the cusp of some expansive new green open spaces opening up within Berwick Waters.

The City of Casey’s Springleaf Avenue Recreation Reserve’s sporting fields, pavilion and playground are on track to open next month. And next quarter we expect to complete the College Creek Conservation Reserve. You may have noticed the reserve has already had most of its hardscaping installed, including shelter, seating and picnic nodes. Topsoiling and garden bed preparation is also done, ready for planting to begin.

In other great open space news, we have finally been given the go ahead by Melbourne Water to get started on the Upper Banks wetlands. With permission now granted, our contractor is planning on commencing on site in July this year, with the works expected to take approximately 12 months once underway.

A key component of such a timeline is the seasons. Once plants are ordered it takes time for them to grow, and it’s then crucial that an appropriate seasonal window for planting is chosen, to ensure the plants thrive and survive in their new environment.

Elsewhere, the Mondous Island Wetlands are scheduled to begin next month, with a likely completion date of one year after work commences.

We’d like to take this opportunity to inform you about a series of community forums we will be facilitating throughout the coming year.

Coffee Connect is an opportunity for residents to meet the Community Development Team to share ideas and hear about the variety of events, clubs and groups within Berwick Waters. The Community Q&A Forum will connect residents with members of the Frasers Property Development Team to find out about the progress of various projects within our community. And the Community and Council Forum will include representatives of the City of Casey who can inform and discuss with residents Council initiatives within Berwick Waters.

Each forum will be held twice yearly, and we’ll share further details once dates and locations are finalised. We can’t wait to welcome you and your great ideas.

The Town Centre

We’re very happy to share that Woolworths has recommitted to being part of Stage 1 of the Future Proposed Town Centre.

We have been advised by Mondous Property that they have again entered into a heads of agreement with Woolworths regarding a lease in Stage 1 of the Town Centre. Mondous is now working through a revised program for delivery and once estimated timeframes are established we’ll share them with you.

New road connection – Honour Avenue from Macumba Drive to Soldiers Road

Frasers Property’s part of this new road connection was completed in July 2023, and Mondous Property has now completed their site works ahead of lodging the plans with the titles office for designation as a public road. They expect to open their section in the middle of this year.

The third and final section of the road is the responsibility of Circa Estate. APA has completed their gas pipe work on Circa’s section and we have sought an update from Council as to Circa’s estimate for completing the road connections into Huckerby Drive, Anvil Way and Como Parade.

Radiant and Crosswater Boulevards

Both Boulevards are complete and providing invaluable new north-south connections to and from Berwick Waters, particularly given Council’s civil roadworks at the intersection of Berwick-Cranbourne and Thompsons Rds.

Upper Banks & Promenade Village and Emerald Bend wetlands

Pleasingly we’ve now received approvals from Melbourne Water to begin work on the Upper Banks wetland area between Honour Avenue and Tree Walk Park alongside Moorside Crescent. Our contractors are programmed to start in July this year and will take approximately one year to complete once underway. This timing has been dictated by a range of seasonal factors. For example, once plants are ordered from suppliers it takes time for them to grow and then it’s important to choose an appropriate window for planting so as to ensure the plants thrive and survive in their new environments.

Significant progress has also been made with Melbourne Water regarding approvals to recommence works on the Stage 14 wetlands and we’re hopeful civil works will recommence here late in Q2 of 2026.

College Green Conservation Reserve

Work commenced on site in October 2025 and is moving along well. Most of the hardscaping has been installed, including seating, picnic nodes, concrete footpath and shelter. More furniture will be installed around the shelter, which is currently having timber battens and roof completed. Topsoiling and garden and turf preparation is complete, ready for planting in the next few weeks.

It’s currently anticipated the area will be completed and open for public use late in Q2 of 2026.

Sporting ovals (located at Springleaf Avenue Recreation Reserve between Waterfront and Heritage Hill precincts)

City of Casey

You’ll no doubt have noticed that the facilities here are well progressed and looking fantastic. Council anticipates opening the sporting fields, pavilion and playground next month with an opening day event. We’ll let the community know what’s planned as soon as we’re advised.

Clyde North West Family and Community Centre (interim name)

Adjacent to the Springleaf Recreation Reserve, the Clyde North West Family and Community Centre with onsite kindergarten linked to Turrun Primary School is now in its design phase. The School Building Authority estimates the centre will open in Q1 2027.

The Waterside Centre (next to McDonalds)

The large radiology, pathology and related health services business in the sub floor tenancy is now open.

There have been some positive discussions in recent times regarding other potential tenants for current vacancies.

The pedestrian boardwalk along Berwick-Cranbourne Road and all of the remaining planned works within the wetland reserve have now been awarded to a landscape contractor.

Works are scheduled to commence on site by May 2026 and are expected to take approximately 12 months to complete once underway.

Stages 11, 12, 13, 17 & 20

Community forums

We’ll shortly begin a series of community forums designed to connect and inform residents about the issues that concern them.

The Coffee Connect forum will allow residents to meet the Community Development Team to help shape projects and share ideas.

The Community Q&A Forum will allow residents to meet the Frasers Property Development Team to share feedback and ask questions.

And finally the Community and Council Forum will connect residents with representatives of Casey Council. Each forum will take place twice a year.
