Welcome to the latest Construction Update.

We’re pleased to keep you informed about how the project is progressing, give you insights into the construction process and ensure you’re up to date with the development of your new community.


It’s been another busy and productive month on site at the Vela Apartments, with strong momentum across both towers as internal fit out advances and finishing trades move in behind. With partitions and service rough-ins nearing completion, the project is now firmly transitioning into its next stage — bringing the interiors to life.

Service rough-ins within all apartments are now complete across both towers. The final section of high-level services — Level 4 of the North Tower — is underway, and once complete, will mark the completion of all in-ceiling and wall services throughout the apartment areas.

In the North Tower, Hebel inter-tenancy walls have reached Level 4, with wall framing to this level commencing shortly. Ceiling framing is also progressing, moving steadily upward from the Ground Floor.

The South Tower is slightly more advanced, with wall framing complete to all levels and wall linings, including ceilings, following closely behind. This progress has allowed the first coats of paint to commence on the lower levels. Construction of wet areas, including waterproofing and tiling, will be the next key trades to sweep progressively through both towers.

The prototype apartment continues to be a key focus this month and sets the benchmark for quality. The walls have been set and sanded, with the first undercoat of paint applied. Waterproofing to wet areas is now underway, and we are working closely with Binah to ensure waterstop angles and treatments around cavity sliders meet NCC and Australian Standards requirements. Joinery has been site-measured, and installation of the prototype kitchen is scheduled in the coming weeks - an exciting milestone that will allow the team to benchmark the finishes and quality for all apartments.

Externally, the solar installation and rooftop waterproofing have now been completed, marking full weather-tightness of the roof slabs. Windows and sliding doors are effectively complete to all apartment areas, with the façade team now focusing on glazing to the communal spaces on the North Tower Ground Floor.

Basement works are also progressing well, with the pool plant room under construction and epoxy waterproofing now being applied. Above, the pool structure continues to take shape and remains a standout feature of the shared recreation space.

Here’s the latest progress on site:

  • Apartment service rough-ins complete to both towers; final high-level services underway on Level 4 North.
  • Rooftop solar panel installation and waterproofing complete.
  • Wall framing complete to all levels of the South Tower; wall linings up to Level 4.
  • Ceiling framing underway to Level 1 in both towers; set and sand complete on Ground Floor.
  • Hebel inter-tenancy walls complete to Level 4 North.
  • Initial paint undercoat commenced on Ground Floor of both towers.
  • Wet area waterproofing commencing on lower levels.
  • Prototype apartment set and sanded, with waterproofing in progress and kitchen joinery installation due in the coming weeks.
  • Windows and sliding doors complete to all apartment areas; glazing to North Tower communal spaces to follow.
  • Basement pool plant room construction and epoxy waterproofing underway.
  • Pool structure construction ongoing.
