Shell Cove Construction Update - Vela Apartments

As works resumed following the holiday period, January has delivered a strong and productive start to 2026, with steady progress maintained across both towers and key milestones achieved on site.

Internal apartment fit-out continues to advance well, with partitions, plasterboard ceilings and initial paint now effectively complete across all levels. Services rough-ins are also complete, allowing the focus to shift away from partition and services trades and onto joinery, tiling and finishing works. This transition reflects well-sequenced planning and effective coordination across the site.

The prototype apartment continues to set the benchmark for quality. Final paint and carpet have now been completed, with wet areas substantially progressed. The prototype remains the reference point for detailing and finish quality as works advance across the broader development.

Joinery installation has commenced at the lower levels, with kitchen joinery complete at ground floor and progressing upward. Stone benchtop installation has followed closely behind, marking another step toward completion of the internal apartments. Lift lobbies and stair cores are also progressing well, with all levels except the ground floor now sheeted and ceiling installation underway.

Externally, façade works have continued to gather momentum. The GRC window pop-outs to the western elevation are now complete, with installation of louvre brackets and flashings underway. Sandstone cladding to the North Tower is nearing completion, with works to the South Tower commencing shortly. These elements are contributing strongly to the building’s architectural presence. Installation of the Level 4 copper soffit and copper shingles has commenced, forming a defining architectural feature of the project. Copper shingle installation is now approximately halfway complete on the North Tower and underway on the South Tower.

Scaffold stripping has commenced on the east façade, starting from the North Tower, revealing sections of the completed copper soffit to the northern end of the project. Balustrade installation is approaching completion, with coordination ongoing for the installation of the timber handrail, which will be installed in the coming months.

The pool shell structure is now underway, with waterproofing works to follow upon completion of the shell.

Lift installation continues to progress well, with all but one lift operational as builder’s lifts. The final lift is expected to be handed over shortly.

Overall, January has marked a confident return to site activity, with the project continuing to transition deeper into the finishing stages. Strong progress across internal fit-out, façade works and key architectural elements has set a solid foundation for the months ahead.
