Shell Cove Construction Update - Vela Apartments

As works progressed through May, the project moved firmly into its completion phase, with Quality Assurance (QA) inspections becoming the primary workstream and a number of key finishing milestones reached across both towers.​

A highlight for the month is the completion of pool tiling, with the pool now ready to be filled for testing. The curved timber ceiling — one of the development's signature architectural features — has progressed from prototype sign-off to project-wide installation, with Level 4 works underway. Terrazzo tiling to the lobbies is well advanced, and tiling to the internal stair flights has commenced with two cores approximately 75% complete. The stair balustrade prototype has been installed for Frasers' review ahead of project-wide rollout.​

Frasers' QA1 inspection programme has continued to advance systematically across both towers. Level 1 and ground floor inspections were completed during the month, with remaining levels continuing throughout June. QA2 inspections will commence during June and run concurrently with QA1. Stone installation has progressed through the upper levels, with carpet installation complete across all levels.​

Externally, sandstone cladding is nearing completion. Balustrade and fencing works have progressed, with aluminium top rails installed to the upper level balustrades ahead of timber handrail installation. Landscape works continued where weather permitted, with stair landings poured on the foreshore side and courtyard paving and waterproofing advancing at ground floor level.​

On the statutory front, the strata plan pre-examination with Land Registry Services has been completed with only minor adjustments required, with registration now expected in the near term.​

Overall, May has delivered meaningful progress across fit-out and finishing works, with the QA programme well underway and the development taking clear shape as it moves toward practical completion.
