Welcome to the latest Construction Update.

As we wrap up the year, we are pleased to share our final construction update for 2025. Our next formal update will be issued in February 2026, following the recommencement of works after the holiday period.

In the meantime, please rest assured that our team will be back in touch in January with updates on all key milestones including:

• Valuation access
• Pre-final inspections for the remaining homes
• Pre-settlement inspections
• Settlement timing

Construction Progress

Works are progressing well across all homes. Here’s the latest update;

Home 3501-3504

• Internal fit-outs are progressing well, with fix-out carpentry, robe measurements, and kitchen / vanity cabinetry largely completed.
• Tiling is complete, including all waterproofing and membrane works.
• Benchtops have now been installed to most homes, with painter finals and touch-ups underway.
• Electrical, mechanical, and plumbing commissioning activities have commenced.
• Landscaping works are progressing, including feature fencing, paving, turf installation, and planting scheduled throughout December.
• Settlement forecast: Quarter 1, 2026.

Homes 3505-3506

• Kitchens are complete, with internal fit-out works continuing through December.
• Tiling is fully complete, and vanities have been installed.
• Final finishes are underway, including painter finals, benchtops, shower screens, mirrors, robe doors, and internal caulking.
• External works, driveways, fencing, planting, and turf, are also progressing well.
• Settlement forecast: January 2026.

Homes 3507-3508

• External cladding, façade finishes, roofing, and balcony glazing are complete.
• Scaffold dismantle is nearing completion, with only the garage areas remaining.
• Internal linings, insulation, and framing checks are complete, and the fit-out phase has commenced.
• Wet area waterproofing and tiling commenced in late November and will continue through December.
• Garage roof trusses, roofing, guttering, soffits, and upper brickwork are nearing completion.
• Settlement forecast: Quarter 1, 2026.

Homes 3509-3512

• Brickwork and external cladding works are complete.
• Balcony glazing and feature screens have commenced and will continue into early December.
• Scaffold dismantle is nearing completion, with only the garage areas remaining.
• Internal insulation and linings are now complete.
• Wet area screeding, membrane application, and flood testing are underway.
• Final façade finishing works are progressing well.
• Garage roof trusses, roofing, guttering, soffits, and upper brickwork are nearing completion.
• Settlement forecast: Quarter 1, 2026.

Pre-Final Inspections

We have commenced inviting purchasers to attend Pre-Final Inspections as individual homes reach the appropriate stage. These appointments allow you to take measurements, observe progress, and familiarise yourself with the layout prior to final quality assurance checks and settlement.

Window Furnishings

Purchasers of Homes CN3501 to CN3506 have received an obligation-free measure and quote from Warrigal Blinds for their window furnishings, with Homes CN3507 to CN3512 following shortly. If you prefer to use an alternative supplier, you are welcome to invite them to your Pre-Final or Pre-Settlement Inspection.

Valuation Access

We will be in touch once your home is ready for valuation access. At that time, appointments can be booked with the Shell Cove Sales Team on 0498 648 242, between 11:00 am and 3:00 pm.

Holiday Closure

As we approach the end of the year, please note our offices will be closed from 20 December 2025 and will reopen on Monday, 5 January 2026.
