Shell Cove Construction Update - Vela Apartments

The past month has delivered strong and steady progress across both towers, with the internal apartment fit-out now well advanced. Partition trades and services rough-ins are effectively complete throughout all apartment levels, which is an excellent indication of well-sequenced work and strong coordination across the site.

Waterproofing works have commenced on the lower levels of both towers, with screeds to follow shortly in preparation for wet area tiling. Floor levelling in common areas is also underway, and tiling in the Ground Floor living and dining areas has now commenced, marking a key step in bringing the apartments closer to their finished condition.

Initial paint (first coat) is now more than 50% complete across the project, with the upper levels progressing through set, sand and undercoat activities.

The prototype apartment remains a major focus and continues to set the benchmark for quality. This month saw the installation of the kitchen joinery, presenting extremely well. Installation of the bedroom wardrobes has also commenced, and the overall outcome so far has been excellent. The prototype continues to serve as the reference point for quality and detailing across the broader development.

A key architectural feature of Vela — the Level 4 copper soffit — has now commenced. The sub-structure set-out is underway and already demonstrates exceptional precision from the specialist contractor. This feature will become a defining design element once complete.

On the façade, a full-scale sample of the GRC window pop-out to the western elevation has been installed and reviewed by Frasers Property and the architect, enabling final detailing to be refined before the remaining units are installed. Sandstone cladding has also commenced on the North Tower Ground Floor, adding a premium natural finish to the building.

Lift installation continues to progress smoothly and remains on track in accordance with the construction program.

Overall, the project continues to transition deeper into the finishing stages, with strong progress across internal linings, painting, tiling, joinery and the rollout of Vela’s distinctive architectural elements.
